Here are some key pointers when searching for your next home…

  1. Only use www.har.com to view homes.  Other websites like Zillow, Trullia, Homes.com and even REALTOR.com will sell your information.  I know because I buy it.  More importantly, HAR.com is updated every 15 minutes.  Most third-party sites are very rarely updated.  Imagine falling in love with a home only to learn it sold 6 months prior?!  When agents list homes, they do it first on HAR.com.  After that it syndicates to dozens of other sites like Zillow and Realtor.com.
  2. The Listing Agent works for the seller!  Texas law allows Realtors to work with the buyer and seller in the same transaction so long as it is disclosed.  This relationship is known as an Intermediary.  An agent who works as an Intermediary is not permitted to provide you advice and opinion.  You need a buyers’ agent!  Call me instead.  I will stand in your corner and represent your best interest, not mine.
  3. Don’t assume your bank will do your loan for free.  Work with a local lender who is available after five, on Flag Day and on the weekends!  Your loan officer needs to be accessible.
